How does it work?

Unlike the UK, Ireland and many other countries, US-Based developers typically must sell 50%+ of a respective project in the form of preconstruction or off-plan contracts to secure the construction finance from a bank. Conventionally, US-Based developers are prohibited from accessing the deposits for the purposes of funding the construction. In other words the deposit cannot be touched until completion.

For this reason, it is standard practice for these developers to utilise the sale of preconstruction contracts as a means to secure the financing needed to build the project. The challenge currently in the United States is that the main source of purchasers in the market are end users and they are not accustomed to purchase until a project has passed the construction stage.
